Offered for sale by Modern Method of Auction (please see Material Information below for details), this former drill hall has been utilised as a light industrial unit since the 1970s and has not been in use for the past 7 years. It currently has a B1(c) commercial classification.

The existing building is in poor condition and is considered to require replacement, with scope for commercial or residential development, subject to the necessary consents.

The building is not listed and has no architecturally important features, historic plaques or memorabilia.

The building has partial single-skin brick and partial timber panel elevations. The roof is cross-hipped with a dutch gable to the main roof line facing the road. There is an area of flat roof over the toilet block to the rear. The floor is laid with large stone/concrete slabs. It is unknown what foundations are beneath. The first floor space has been partially boarded to provide two mezzanine spaces, including an office with skylight and metal framed staircases rising up from the ground floor, and a store room with wooden staircase (not fit for purpose) from the ground floor.

The building has electricity, water and gas connected. The gas has been capped off for safety. There is also a mains drainage connection, although the current condition of the pipes from the building to the mains sewers is unknown.

The plot measures approximately 0.1 of an acre, with the front boundary set about 18'/5.6m from the road and the building set back about 33'/10m from the road. The Northern frontage measures approx. 70'/21.25m. The Eastern boundary measures approx. 68'/20.75m, the Southern boundary extends to about 66'/20m at it's widest point and 74'/22.5m from the front boundary at its furthest point, but tapers back in to the Western boundary, which is about 52'/15.75m. All measurements are approximate due to overgrown shrubs and no boundary structures.

There is unadopted land, assumed to belong to the highways agency, between the property and the road. The owners have had long-standing vehicular and pedestrian access over the land. The area each side of the access has been utilised for parking by the cottages opposite. There is currently no official parking offered with this property.

The boundaries are not currently fenced. Neighbouring properties have planted trees and constructed walls (partial) along their boundaries.

A planning application for replacement with a terrace of three two-bed houses with off-road parking and gardens was refused in 2022 [RR/2022/1370/P]. The Parish Council felt this was an over intensive expectation of the site. Another reason for the refusal was that no evidence had been provided to show that an attempt to sell for commercial purposes had been explored.

The property is located on the Eastern side of the popular village of Ticehurst, on the Pashley Road, which is a 30mph restricted section of the B2099. There are residential houses to the North, East and South of the property. The village hall and recreation ground lie to the West of the property, with the neighbour's access in between.

This property is offered for sale via Online Auction which is a flexible and buyer friendly method of purchase. The purchaser will not be exchanging contracts on the fall of the virtual hammer, but will be given 56 working days in which to exchange and complete the transaction from the date the Draft Contract is issued by the sellers solicitor.

By giving a buyer time to exchange contracts on the property, normal residential finance can be arranged. The Buyer’s Premium secures the transaction and takes the property off the market. Fees paid to the Auctioneer reserve the property to the buyer during the Reservation Period and are paid in addition to the purchase price and are considered within calculations for Stamp Duty Land Tax. Further clarification on this must be sought from your legal representative.

The buyer will be required to give the Auctioneer authority to sign the Reservation Form on their behalf and to confirm acceptance of the Terms and Conditions prior to solicitors being instructed.
